                                      deals may start trend

House, land and car packages are being offered for the first time by Lucas Property Group at a housing estate sale on the Central Coast of NSW this week.

“It’s probably the first time any property developer or real estate agency has ever offered such a deal,” says the company’s managing director, Ralph Lucas.

“We are trying this innovative marketing strategy at Highview Estate, San Remo, this weekend and may continue it for months if it proves successful,” he says.

“Imagine if house, land and car packages start a trend and become the popular norm.”

Ralph says his marketing strategists have thought of the new packages as an incentive for new-home buyers who are concerned about higher interest rates and petrol prices.

“We have reduced the prices of house-and-land packages at Highview Estate to counter rising interest rates and offered free cars to compensate for high petrol prices.”

The first three customers to buy a block of land or house-and-land package at Highview Estate, San Remo, will win a new Hyundai GETZ sedan.

Land at the new housing estate is selling from $139,000 and house-and-land packages from $269,000, each of these minimum prices being $30,000 less than it was earlier this year.

The housing subdivision is beside Budgewoi Lake. Many of the new home sites present lake views and all offer bushland views and ready access to a lakeside reserve.

Westminster Homes has designed six new homes which it will build on the estate.

Lucas released the 60 home sites along Highview Avenue at San Remo in March.

New four-bedroom homes on the subdivision are priced from $323,000.

No deposit is required from approved buyers.

First-home buyers are eligible for a government grant of $7,000 and exemption from stamp duty.

Highview Estate is a subdivision of elevated, level sites ranging from 557 to 1114 square metres.

Four-bedroom house-and-land packages include: turf in front and rear yards, paved driveway and path, lapped and capped fencing, insulation, carpets and tiles. 

The subdivision includes a new bitumen road, concrete footpath, underground electricity, water, sewer, gas and telephone.

It is a short walk to a pre-school, a primary school, a high school, an extreme sports park and the lake, a popular fishing spot.

San Remo is beside Charm Haven and five minutes drive along the Pacific Highway to Lake Haven shopping center. It is five minutes easy drive to the ocean beach at Budgewoi and five minutes to the freeway leading to Sydney and Newcastle. It is about 15 minutes drive to Wyong railway station and Westfield shopping center at Tuggerah.
